Don Peterson & Associates is a locally owned company with Headquarters located in downtown Fremont NE. The Property Management staff manages around 300 doors for a variety of landlords and is growing.

We are searching for someone to oversee the day-to-day operations of the property management department, including leasing, maintenance and and tenant/landlord relations. This individual is goal-driven, timely, has excellent communication skills (both phone and email) and has the ability to manage a team of 3-4 people in a fast-paced environment!

Duties:

- Oversee the day-to-day operations of the property management department, including leasing, maintenance, and landlord relations.
- Supervise tenant rent collections, calculate and account for landlord payouts.
- Supervise/Respond to tenant inquiries and address any concerns or maintenance requests in a timely manner.
- Coordinate property maintenance and repairs and annual inspections, ensuring that all work is completed to a high standard. Property showings and inspections are part of the job.

-Collaborate with local vendors/contractors to obtain repair estimates to meet property needs and landlord preferences.

-Create strong relationships with landlord clients by providing them updates on their properties and adhering to their property specifications.
- Enforce property rules and regulations, ensuring compliance with Fair Housing regulations.
- Maintain accurate records of all property-related activities, including tenant files, financial records, and maintenance logs.

Experience:

- Previous experience as a Property Manager or similar role is preferred, but not required.
- Proficiency in property management software such as Yardi is preferred, but not required.
- Strong administrative and supervisory skills needed (department of 3-4 people).
- Excellent phone etiquette and communication skills, with the ability to negotiate and resolve conflicts.
- Knowledge of property leasing procedures and best practices is preferred, but not required.
- Familiarity with Fair Housing regulations and other relevant laws governing property management.
- Understanding of property maintenance processes and the ability to coordinate repairs efficiently.

-Bilingual is a plus!

Reliable Transportation Required. This job requires you to be in the office daily. While we are a small business with some flexibility, this is not a remote job.

Pay: $45,000.00 - $48,000.00 per year
